Warning about brokers cheating people to deposit money to buy Kim Chung Social Housing Project - Dong Anh

There are many tricks to entice deposits, collect fees for making documents, and sign a type of document that buyers intentionally understand as a "contract with a real estate company". The representative of the Project Management Board of the Joint Investor Handico & Viglacera has quickly coordinated with Lao Dong newspaper to promptly issue necessary messages to warn people to avoid falling into scam traps.

 

The trick "people submit and fail, brokers submit - 100% approval”

ccording to feedback from residents, recently at the CT3 Kim Chung Dong Anh project (Thang Long Green City), many people have approached those in need of social housing, advertising that: If people submit their own applications, they will "definitely fail". On the contrary, if they entrust them, the chance of winning is even up to 100%. Some people even boasted that they had "priority spots" at the project.

These people give a figure of 120 million to 150 million VND in the name of “grease money” for securing a purchase. In addition, they also require customers to deposit from 20 million to 30 million VND in the form of “consultation and document preparation fee”. So blatantly that - this fee - even if they do not “win” the purchase, will not be returned, because it has been transferred to the investor.

In order to strengthen trust, these subjects also organize to take customers to a place they call "real estate company - a unit cooperating with the investor". Here, customers must sign documents that they intentionally lead to understand as a deposit contract to buy a house.

The joint investor officially warns: This is a fraudulent act, showing signs of profiteering. 

Mr. Nguyen Thanh Trung - Director of the Project Management Board - representing the Handico & Viglacera Joint Venture of Investors committed: In this situation, the representative of the Joint Venture of Investors affirmed that this is completely false information. The process of reviewing social housing purchase applications is carried out publicly and transparently according to the law, not depending on any intermediary individuals or organizations and without any preferential policies through "brokers" or third parties. All costs related to the purchase of a house are disclosed in the contract and comply with the law. The amounts collected by "brokers" are fraudulent acts, unrelated to the CT3 Dong Anh project.

According to Mr. Trung, upon receiving the complaint, the joint venture investor will definitely report and closely coordinate with the authorities to promptly investigate and strictly handle impersonators and fraudsters. At the same time, it calls on the people to:

  • Only trust information from official channels such as the investor's website or the Hanoi Department of Construction (soxaydung.hanoi.gov.vn)
  • Do not pay deposits, application fees or any other "bribes" to unauthorized individuals or organizations..
  • Keep evidence of transactions and immediately report to the police if signs of fraud are detected.


Project CT3 Thang Long Green City (Kim Chung - Dong Anh)

Currently, the CT3 Kim Chung - Dong Anh project (Thang Long Green City) started construction on March 3, 2025. When completed, it will add 1,104 apartments to the Social Housing Fund. The announced selling price is 18.4 million VND/m2 - including 5% VAT and maintenance fee. The project was enthusiastically received by the people as soon as it started because of its reasonable price and high quality due to the use of construction materials produced by Viglacera itself. Moreover, the joint venture of investors are all experienced developers of social housing and worker housing.

The entire Thang Long Green City project has a total area of ​​nearly 3.7 hectares, including 3 12-storey buildings on plot CT3 and 1 12-storey building on plot CT4. There are a total of 1,558 apartments, the construction density here is 33.78%. Of which, the CT3 project has 3 buildings with a total floor area of ​​about 109,000m2. The 12-storey buildings and one attic will provide more than 1,100 apartments, providing accommodation for more than 3,900 people.
